It's not…if you are me. But you are not me, meaning you (the buyer) are you and if you've been looking for an opportunity to get the home you've been wanting, then its good…very good news. Why? You hold the chips, you drive the bargain. Warren Buffet has used this strategy for years. Ie buy low, sell high. Buy when things are being discounted and sell when they're going up. The herd mentality never made anyone millions, and the herd mentality wont let you take a contrarian position. But its called a buyers market for a reason, buyers hold the chips (if you dare play them) and if you wait to buy in a sellers market you stand to lose. Everyone who bought in a sellers market is regretting it, but few who've purchased during a buyers market have gotten burned. What do I do if I have a house to sell? Sell it…in a sellers market, until then rent it out if need be but there are other ways to make things work. If your new home costs you $1400 a month and you can rent your home for $1400 then how is that a problem? Then when prices go back up you can sell. Don't put off your retirement because you want the market to come back. Is your health going to be better or worse in 5 or ten years? Are you going to have more or less money in 5 or ten years? A Deal in the Hand is worth two in the Future, er, something. Besides how much TV can you watch while your waiting, wouldn't you rather be enjoying this time of life called retirement than watching TV. Oh how depressing.

· The stock market is dropping YEP. Are you going to get out while you can? You shouldn’t be risking your entire retirement and future on an extremely fickle and fearful stock market anyway. What are you thinking? Be wise, this is your retirement were talking about. Perhaps you haven't had the luxury of sitting in my chair and watching the real estate market wane then drop then foreclose then hurt the banks which hurt the stock market which may end up hurting the treasury, and maybe the value of a dollar, like a never-ending game of dominos. Who knows what’s going to happen. How long till things go back to normal? What is normal and when was that? Is it time to switch to something a lot more tangible and useful? What if it takes longer than 18 months to recover? Where do you want to be, here or there? Make a choice while you still can, because you may have to live with it for a long while. Personally, wouldn't you rather be here with people like you than in a home that you've outgrown, that doesn't really meet your current needs, that needs to be cleaned and maintained and mowed and is simply just too big?

· Speaking Of Big, Did I mention the golf course? With over 7204 yards on the black tees, this Conestoga championship Gary Panks designed golf course will provide some of the most dramatic canyon play and elevation change available. Construction on your future golf course has finished all the rough grading. We are installing the Cart bridge system and fine grading will be putting in the irrigation system and cart path section over the next few months. The plan is to plant grass come springtime, let it take root over the summer and be golfing by this time next year. Troon Golf will be managing the course and we should be getting golf rates by the end of the year. In the mean time, we’ve got an 18 hole Putting course that is free for every Sun City Mesquite resident who wants to use it. Where do you lose more shots on the course than anywhere else? ThanksGiving

ThanksGiving was wonderful. Thanks for asking. Had my wife's family in town. MaryAnn and Spencer, who live around the corner from us came over. Jen's Brother Mark the Marine visited from DC where he is stationed in an anti-terrorism role. Marshall sang a nonsense song all through the dinner prayer which was delightful. I prepared a fantastic apple stuffed, garlic butter injected slow roasted Turkey. Jen did a great job with all the fixins including Idaho potatos prepared by actual Idahoans. That's like Pace Picante sauce made by real folks from San Antonio. Family really is the best part of life. Especially when you like your family. Happiness is made from moments like these and I am so grateful for my family. My wife Jennifer is the most beautiful woman and the best mother and a really good Family Manager. She's really cute when she's pregnant too. Paris and Marshall are the sweetest kids a Father could ever ask for. They love to play and laugh and tackle Daddy.



I am grateful for my job at a Sun City Mesquite, a top notch Active Adult Community, with a really great company, providing homes and lifestyle to interesting and diverse people.



Thanks for the Rain, I can't believe how much rain we had. Awesome!!! We haven't had rain like this for ever. Maybe once a year. Its nice to see the desert come alive with the rain.
